How much should I list my property for?

The answer to this is research, research, research!! Look at local hotels, b&b's and holiday lets in your area make sure you know how much it costs. Then compare your property to what's on offer, think about how many people it can sleep, the number of bathrooms etc. If your local hotels average £50 ppn and your house can sleep 6 that would give a total of £300. Consider then reducing that amount by 50% to beat the hotel price!

What about my valuables or personal items.

You can use your cellar, loft, one room or cupboard could be locked. You can buy specialist packaging (you would only need to do this once) e.g. hanging boxes for clothes that can then be put into your storage area making emptying wardrobes etc easier. Youcould also use a storage company if you felt that was an affordable option.

What if my property gets damaged?

You may decide to take a deposit against accidental damage, although do make sure it’s a reasonable amount and don’t take for the odd broken glass etc. There are some accidents that you should be prepared for.

Always leave the house as clean and tidy as possible and leave plenty of cleaning supplies, that way people are likely to leave it as they found it and clean up any spills. Make sure they have some essentials to get them started it’s a real drag if the first thing you have to do is rush out and buy tea, coffee, bread, milk etc. Also leave your condiments, herbs, spices and cooking oil as well.

Most importantly speak to them before they book and whilst confirming, trust your instincts, make sure they know who you are and you have a measure of them. All of these will help to build a relationship making your guests more respectful of your home.

What about the legal stuff?

You must always have a gas safety certificate, these are available from your local gas engineer and are relatively inexpensive and are valid for a year. You should contact your home insurer they may upgrade your policy for a premium or you can seek out a separate specialist insurer. You must declare any earnings from your property, although it can be offset against expenses and through the governments Rent a Room scheme.

Accepting the booking

Always be clear,

Give;

  • Your name and address
  • Arrival and departure times
  • Deposit amount and when and how the balance is to be paid
  • Damages deposit
  • Cancellation details

Take;

  • Names of all guests
  • Number in party
  • Dates and duration of stay

Ensure you state no smoking, dogs etc. Include further info with your welcome pack – although be aware that you want them to feel at home as well don’t pack it full of rules! Let them know bin days, where the nearest shops are, public transport etc. Point out any quirks your house may have, does it take a while for the water to run hot, does the back door only open if pulled inwards first? Every home has them! Recommend a few good places to drink, eat or take the kids.

What about the keys?

Either meet the guests yourself or arrange for someone else to do so. If this is not an option you could post the keys securely in advance. Make sure your guests are aware of where to leave the keys on their departure.
